Wooden Deck in Scottburgh, South Coast KZN

This was a wooden deck built in balau for a client who had opened a Bed and Breakfast on the coast. As you can see form the pics the wooden deck was built in the front of the property overlooking the sea. There were of course strict time lines in which we had to complete this wooden deck as they had already made confirmed bookings. With these job which are a fair distance from home we normally rent accommodation and pay the builders a live out allowance for food etc. It inevitably pushes the cost of the build up slightly which is unavoidable.

There are some before and after pics in this article. We had to excavate the soil below. It is always best to leave a fair amount of space below the bottom of the structure and the bottom of the deck boards to allow sufficient airflow for water evaporation. If the deck structure is touching the ground then one would need to use H4 CCA Treated timber which has a minimum life span of 20 years in constant contact with wet soil as per SAWPA (South African Wood Preservers Association). H3 CCA Treated pine as a structure which is NOT in constant contact with wet soil has a minimum life span of 50 years if correctly installed. So it makes sense to keep the structure to H3 for cost purposes, and expected minimum life span, but keep it well clear of any soil. By allowing air to flow freely between the structure and the ground keeps everything relatively dry below and the deck structure will last a lot longer. Continual dampness below speeds up rot and premature failure. In this instance we excavated to at least 300mm below the structure.

There was a pool that had been installed prior to our build by Clear Blue Pools – Gary Botha (071 679 1013) and we worked closely with the pool builder so that the concrete ring beam of the pool was set down 60mm from the desired deck height (top of deck). This allows us a 40mm batten on top of the concrete ring beam and a 19mm deck board. 40mm is the minimum we like to allow for this purpose, again to allow for sufficient air flow to keep things dry between the deck surface and the ring beam. These cleats or battens are fixed directly to the concrete ring beam and the rest of the joists which are suspended above soil become a 38 x 114 to give it lateral strength.

The rest of the deck was pretty much the same then as the other decks we’ve built using 19 x 68mm yellow balau deck boards, counter sunk screw holes filled with clear epoxy and saw dust mixture, sanded flat and oiled using a decking oil.

Balau Wooden Deck, Kloof Durban

 

Here’s a straight forward wooden balau deck we built in Kloof, Durban in October 2018. There were a few angles that had to be cut precisely to finish it neatly but other than that the deck was straight forward to build.

We used an H3 and H4 CCA Treated pine substructure. Because the pine is S5 (Industrial SABS approved grade) it is strong enough to be used as a structure for various building purposes. It is also relatively inexpensive in comparison to other hardwoods that could be used as decking structure. Being S5 it contains a certain amount of knots per square metre and is therefore SABS approved as structural timber. Timber with more knots per square metre is normally used as knotty pine ceiling boards where there is very little structural pressures on the timber. Timber with less knots per square metre is referred to as semi clears or S7 grade. S7 becomes quite expensive and is used as deck boards at times to eliminate knots failing on the deck surface. However because one would need to use twice as much wood (38mm thick) when using pine deck boards, the cost is the same as using a 19mm x 68mm balau deck board at half the quantity of wood. As such we use 19 x 68mm yellow balau deck boards as the surface for most of our wooden decks in Durban. The balau is far more stable being twice as dense and hard with a regular straight grain and as such these balau deck boards don’t twist, cup or bow as easily as pine. With the pine being H3 CCA treated it has a life span of at least 50 years outdoors in the rain and weather.

We added a small flight of open riser steps to this deck to gain access to the garden. These are done in full solid balau using 30mm stock. Normally the stringers are 30 x 215 and the treads are made of multiple pieces of 30 x 102 with cleats fixed to the stringers and the treads are fixed to the cleats. They don’t work that well in pine as the pine becomes very visible throughout and one ends up cladding it anyway which brings the cost back to the same as solid balau. The alternative to open risers steps is to do closed risers where box type steps are made of pine structure and then clad resulting in the riser being closed.

The screw holes of all our decks are counter sunk with a Kalgard decking screw and filled with a clear epoxy and saw dust mixture to match the colour of the wood and then ground flat and sanded smooth prior to oiling the deck. Balau pool deck and walkway – Kloof, Durban

We engaged with Masslandscapes, a landscaper and garden designer (082 468 3759) on this balau pool deck project in Kloof, Durban to provide a solution for the client who wanted an area alongside their pool that they could utilise more. Before the project started there was the standard paved area of about 1m alongside the pool which was bordered by grass of about 1m and then a flower bed, before dropping down a small bank to the rest of the garden. The client wanted to increase the size of usable area alongside the pool.

Initial designs were to have a very similar layout as per the pics above with a semi-circle sort of node protruding over the bank to gain height and create a look out area overlooking the Kloof Gorge. This proved to be out of budget and would probably have resulted in doubling up sitting area as there was already a large tiled verandah extending out from the living area doors. The final design was settled on which is what you see in the pics.

We needed to excavate some of the garden down and move this top soil for use in another area of the garden. It is always recommended that sufficient space be left below the deck and below the bottom of the lower most bearer or joist to allow enough air flow to dissipate and evaporate any water that settles below the deck. Too often I have seen deck boards rotting prematurely due to insufficient space being left below. Water gets trapped below and the underside of the deck and structure remains damp. I normally recommend at least 150mm below the lowest point of the structure. Once we had enough space below we installed our structure using H3 CCA treated pine. All cut ends of treated pine, as a matter of course, are re treated with an approved end sealer. When a CCA treated piece of pine is cut it exposes a section that is not treated and can accelerate rot.

Post to ground are set in concrete and installed at the correct distance on the bearers to stop any bounce in the bearer and to provide enough support to prevent the bearer breaking. There are guidelines supplied by engineers for distances that these supports need to be installed. These posts need to be H4 CCA treated pine as they are in constant contact with wet soil.

A lot of this job involved lining up existing paving, pool copings, patio etc. to the deck so the lines were seamless and everything ties in neatly. A walkway, as can be seen from the pics, was created to run alongside the existing raised patio for access to the rest of the garden.

In finishing our decks we fill the screw holes with a clear epoxy mixed with saw dust to match the colour as closely as possible and then grind and sand it flat. Standard wood filler doesn’t quite do the trick and fails with exposure to weather. The filling of screw holes is a very important aspect of deck building. It prevents water sitting in the counter sunk screw hole which would then travel up the end grain of the balau and cause early rotting of the balau deck boards. We use a clear epoxy so that we can match the colour to the deck boards. Off the shelf epoxies are either grey or white in colour and don’t take the saw dust that well to match the colour. Also these epoxies dry very hard. It is better to use an epoxy that is semi pliable when dry. Through seasons of dry and wet, hot and cold, the inside diameter of the counter sunk screw hole will vary ever so slightly. If the epoxy has dried too hard it will cause it to pop out leaving a weak spot on the balau deck board. During maintenance intervals these should be checked and replaced if they have in fact popped.

The deck was oiled using a zero wax content product. The beauty of oil is that it soaks into the wood and therefore cannot peel and flake. A peeling deck is an expensive deck to maintain because you would need to sand off the coating completely to avoid a patchy finish when re-applying the coating. Whereas an oil simply degrades due to exposure to UV over time. A pressure wash and re-oil is all you need to do at maintenance intervals which is relatively inexpensive and easy to do as opposed to sanding the deck again. The oil also allows the natural beauty of the wood to shine through resulting in a more natural wood looking product. Coatings give them the effect of a painted deck especially over time when layer after layer has been applied.

Cheap Wooden Deck Builders in Durban

I was prompted to write this article on cheap wooden deck builders in Durban for various reasons and to highlight some of the dangers of using the cheapest wooden deck builder that you can find. Being South African we all should know the Afrikaans saying “goedkoop is deurkoop”. Or loosely translated to English “you get what you pay for”. There is no exception in the wooden deck building industry.

One should consider that in order to offer a certain level of service a wooden deck builder needs to charge a certain rate. If that rate is relatively low, in comparison to other quotes, then certain sacrifices need to be made either in terms of the quality of materials that are used, the time it takes to do the job to save on labour costs, the quality of labour used to perform the task or the end profit to the contractor. Or a combination of the above. It also makes sense that it will never ONLY be the profit that is sacrificed when rates are lowered. It will be a combination of all of the components, probably skewed away from profit. On the other hand if rates are extremely high the quality of materials and labour can only reach a maximum level (i.e. the best) and any extra money becomes mere profit to the company.

Reliability of contractors using vehicles that may break down should also be taken into account. If margins are small there is often not enough profit to do the maintenance on vehicles, plant or tools that is required and down time can occur that delays the job being completed on time, or at all. Small labour forces may also be used that are often shared amongst several jobs, again resulting in down time and delays in project deadlines. Furthermore unskilled labour forces may be used directly affecting the quality of workmanship and the life span of the end product.

Of equal concern is the tendency of a contractor to use sub standard materials to save on cost wherever possible. In the wooden deck building industry there are various standards of materials. For instance you get red and yellow balau. Red is cheaper but is inferior and will not last as long. Screws can either be Kalgard decking screws with a life span of 25 years or the normal screws one can buy from the hardware with a life span outdoors of approximately 5 years. It is only in 5 years time that you may realise you have made a costly mistake by choosing the cheapest contractor. Or by pushing prices down to a point where a contractor who normally performs a quality job is forced to cut costs and use sub standard materials.

I am often asked to provide a discounted rate. I have no problem offering better rates based on volume as volume enables me to do the job more efficiently. I have done my costings properly and through a combination of accurate calculations and experience have found a point at which I need to set my rates in order to be able to afford quality materials, skilled reliable labour and maintenance of vehicles, plant and tools in order to build a wooden deck the best way it can be built.

We run a fleet of 4 vehicles ranging from 10-year-old Isuzus with over 400, 000kms on the clock, serviced and maintained regularly so that they are reliable to newer similar vehicles. Wooden Balau Decking Companies in Durban

Here’s a wooden deck we at The Wood Joint built in Durban recently. The Wood Joint is a wooden decking company situated in Durban and servicing most of KZN. It was a low-level wooden deck basically at ground level joining the pool to the patio and semi surrounds. The site was situated in la Lucia Durban.

When building a wooden deck that will join a verandah to a pool, one needs to be careful to set the height of the pool correctly. The height to the verandah is of course pretty much set based on what the threshold of the sliding doors are. So working from a datum line of the top of the tiles of the verandah one would set the top of the concrete ring beam of the pool down 70mm from the required height of the deck. This will allow for a substructure of 50mm and a deck board thickness of 20mm (19mm in fact but to keep things simple rounded to 20mm). A 50mm batten fixed to the top of the concrete ring beam of the pool will give sufficient space to allow water to evaporate properly, keeping below the deck as dry as possible, and enough structure to create a positive fixing of deck board to bearer. The distance created between top of deck and pool should be minimal. It is not advisable to go much higher than 70mm because it creates a very big “climb” out the pool (from water level to top of deck).

In this deck pictured you will see we ran the deck boards perpendicular to the verandah and pool side. Using this method it is not that important if the side of the pool is parallel to the verandah as the length of the deck boards can be varied quite easily without noticing any difference in length. On the other hand when the deck boards are run parallel to the pool side and verandah one needs to be careful to get the two as perfectly parallel as possible. Any difference will be visible because a deck board will need to be cut in a wedge shape to complete the space. If the difference is not that great then one can “fan” the deck boards to take up the difference in space by making one end’s gaps slightly bigger than the other end. So on one end a 6mm gap can be left and on the other a 4mm gap (normally 5mm throughout). This gains 1mm per deck board run. After 20 deck boards one can adjust for a 20mm difference in spacing. Another “trick” when running boards parallel to the pool side and verandah is to try to end on a full board rather than a half board. Again space between boards can be adjusted either up or down to try to end on a full board. It is much neater and won’t cause as many problems going forward. From the pics you’ll see we ended the deck on a half board which in this case was unavoidable because of the configuration of paving and deck.

You’ll see from the pics that the garden is mostly left for landscaping until after the deck has been built. Trying to build a deck with newly laid grass and not damaging it is near impossible. Always get you building work done before landscaping.

Composite Deck Boards vs Hardwood Balau Decking

I’ve often been asked to quote, on or at least comment on, composite decking. Firstly we need to have a look at what composite deck boards are.

Composite deck boards are generally made from plastic and saw dust which can be anything from saw dust, wood chips to wood fibre pieces or bamboo. They can be either be new or recycled materials. One method of manufacturing composite deck boards is by extrusion. That is the materials are mixed together and forced through an opening to create a relatively consistent size and shape. Compression moulding is the other method used and consists of taking the combined liquid materials and compressing them under high pressure and heat into a mould to create the deck board.

Composite boards cannot be used as structural material as they do not have the required structural properties of, for instance, S5 SABS approved structural or industrial grade treated pine, or balau for that matter. As such the substructure of a deck still needs to be built using H3 CCA Treated pine. If the argument is that composite decks will last longer than solid timber, then half that argument is invalid because the structure is not made from composite materials. It is only the deck boards that are from composite materials and cannot “rot” in the traditional sense. However composites can fail if the process they underwent was not sound. There are various failures that can occur. A search on Google for “composite fails” will return many ways these boards can fail from a sub standard manufacturing process to fading in extreme direct sunlight, to warping, cupping or twisting due to heat from the harsh African sun.

Sustainability and “eco friendly” is often used as an argument in favour of composites. The balau and pine we use in decks is from sustainable forestry and is certified as such when imported or harvested locally. Producing composites also requires a lot of heat which is obtained from which source? So although composites can be made from recycled materials, one also needs to factor in the carbon foot print of making them, even though it is probably less than the carbon foot print of harvesting solid timber. Composites therefore do not carry a zero carbon foot print.

From a cost point of view composites are generally more expensive than balau. As with anything, you can get cheap or expensive and the risks of buying cheap composites speaks for itself. Some composites can be up to 4 times the price per square metre of balau. A cheap composite will tend to fail quicker as opposed to a more expensive one. If the cost of these boards is up to 4 times the price of balau then it stands to reason that  ALL the balau can be replaced up to 4 times before the cost becomes the same. It is highly unlikely that you will need to replace your deck surface four times in the life of the deck. What will commonly occur in a balau deck surface is that some boards will fail before others. Any failure of balau deck boards is normally long-term in any event. Deck boards are relatively easy to replace and relatively inexpensive. It is the structure that is expensive to replace and normally results in the whole deck having to be replaced. If our structures are both CCA treated pine in both types of deck, then the greater risk lies in the structure, not the boards.

The fixing system generally used to fix these boards to the pine substructure is a hidden screw of sorts and again there are various products available each one with it’s own advantages and disadvantages. A plastic clip is often used which is slotted into a groove routed along the edge of the board and then fixed to the bearer. Two boards often share a single clip which is then concealed below the deck board. So no screw holes through the face of the board. With the screw head being so small they can fail in that the screw can be screwed too far through the plastic clip. The clip itself is plastic and at certain temperatures will fail. The clip can only be guaranteed against failure below certain temperatures. In my opinion nothing replaces a Kalgard coated decking screw counter sunk through the face of a solid timber board to limit failure. In a balau deck, screw holes are filled with a clear epoxy and saw dust mixture so are not as visible as one would think once filled and sanded flat.

Scratches and fading in composites should be taken into account. A lot of manufacturers of composites guarantee a maximum percentage fade rate. How does one measure 10% fade? If a composite deck fades or gets scratched it can’t be sanded to remove these.

Maintenance of the deck is often used as an argument for using composites over balau. Water is largely drawn into wood through the end grain and not the face or side grain. Being balau it is naturally resistant to water ingression. If you take a 20 year old piece of good quality yellow balau and cross-cut it, you will most often find that no water has been absorbed through the board. Balau deck boards can be left un-oiled which will result in a grey appearance. Oiling or not oiling a deck won’t increase or decrease the life span of the deck by any material length of time. If oiled, maintenance is simple. Oil can be sprayed, brushed, wiped, sponged or even dipped. And oil won’t peel and flake. Coatings will. So it is quick and easy to maintain. If left un-oiled a pressure clean every 6 to 12 months is sufficient to keep your deck looking good.

Based on the above I am more concerned about the structure of a deck than the surface one uses. Structures are costly to replace. Deck boards are not. The above arguments for composites do not, in my opinion, warrant using them as opposed to balau.

We will however install a composite deck for you if you so wish, but I am not convinced that you will achieve the desired result by switching from solid timber to composites.

Wooden balau Deck Built in Umkomaas – KZN South Coast

This wooden deck built in Umkomaas on the South Coast of Kwa-Zulu Natal turned into a very nice job with many extras and a happy client who paid timeously. What a pleasure.

We removed and dumped an existing pine deck that had started to show signs of failure in the deck boards themselves. The structure was still ok as it had been built using H3 CCA Treated pine which is suitable for outdoors for a minimum of 50 years as per www.sawpa.co.za. It was the deck boards that had started to rot at the screw hole due to water sitting in the screw hole for long periods of time. It is very important to firstly close that screw hole at the time of building the deck and then to maintain them going forward to stop any water getting into the screw hole. Water will travel very quickly along the end grain of wood and this screw hole provides an ideal point of entry for water. They are simply filled with a clear epoxy mixed with saw dust to match the colour and then sanded flat before sealing or oiling the deck.

Once we had a clear slate we built a new deck using balau deck boards. We changed the design a few times as we built to accommodate the clients requirements. We tried to create a deck that would flow nicely from one level to the other. The top deck was built flush with the house and then we built steps at a 45 degree angle to gain access to the lower deck around the pool which extended along the front of the lower level sliding doors.

We included a curved front on the upper deck to break the straight lines and then clad that fascia as it was very visible when driving up the driveway. We normally include two deck boards as a fascia to the front edge of a deck to hide the structure below and finish it off neatly. In this instance we added four deck boards on the curve because the driveway is a lot lower then the deck and when driving up the driveway the underside of the deck was the first thing you see when entering the property. The client may still need to add planters with some plants in to completely cover that structure but the 4 deck boards give it a nice broad fascia which hides a lot of the structure.

The stairs were challenging. Originally they were to be curved risers and treads which would have meant either cutting deck boards at an angle and laying them straight or trying to bend the deck boards. The risers would have been easy enough by bending a deck board around the arc, but the treads would have been a bit more difficult because it would have meant bending the board through its width (not thickness). The centre of the circle, was off set to the corner of the deck or the top of the stairs and the centre of the circle occurred in the pool. So all in all not an easy task. Because the arc itself was quite gentle you would not have really noticed that it was curved so we opted for a straight edge to our risers and treads. Much easier and less problems going forward with deck boards trying to return to their original straight position. Often less is more.

A wooden sundeck is a valuable extension to your house in that it is relatively cost-effective whilst still increasing the living area and total coverage of your property. If properly installed and maintained it will give you many years of warmth and enjoyment and you will retain the value of it when ultimately selling your property. It is more cost-effective than brick, concrete or steel and with the trend moving towards sustainable and green building, a sun deck, sourced from sustainable forestry will retain its value for many years to come.

We generally use CCA treated pine in our substructures as it is a lot more cost-effective than using balau and we are still able to offer a 50 year supplier guarantee on the timber used in the substructure. This is provided we document the build with photos, retention records from the treatment plant, the date and invoices of when we bought the timber etc. As a rule we build in accordance with their criteria for the guarantee, but if a guarantee is required, we must be notified beforehand so that we can obtain these documents during our build. We use balau deck boards on the surface of the deck because they are infinitely more stable and do not warp or twist as much as balau. This is not as important in the substructure because it is largely covered from the sun and the pieces we use are a lot thicker so don’t warp or twist as much. Deck boards on the other hand take the full brunt of the sun and tend to warp more quickly. Also we source our balau at very competitive prices and can therefore build a deck at very competitive prices, even compared to using pine deck boards. Pine deck boards are much softer so one has to use twice as much wood negating the cost saving by using a cheaper timber. The structural pieces in balau are more expensive per cubic metre than pine so using a CCA treated substructure reduces the cost which we pass on to the client.

We use kalgard screws which are guaranteed by the supplier against rust for 25 years, we counter sink them and close the holes using an epoxy and saw dust mixture to match the colour, thus eliminating water ingression through the screw holes thereby reducing rot at the screw hole. They are sanded flat and we seal our decks using an oil based sealer which penetrates the timber rather than leaving a coating or film on the surface. Maintenance is therefore easy and inexpensive. You simply wipe clean the timber, clean any greasy marks off with turps and re-apply using brush, sponge, cloth or spray.

Wooden Balau Deck, Plantations, Hillcrest Durban

We built this wooden balau deck in Plantations Estate in Hillcrest Durban recently for a client.

We needed to excavate a few hundred mm down in order to give us enough space in which to install our timber substructure. It is quite important to remove enough soil when building low-level wooden decks on top of soil. This is to give the deck enough space between the bottom of the timber substructure and the top of the soil so that the timber remains relatively dry. It is very important not to allow the timber to touch the wet soil unless it is H4 CCA Treated. CCA Treatment has various Hazard Classifications and each one is associated with specific applications. There are various articles on this site on the topic. You can find them by searching CCA in the search box at the top right of the screen. As a quick summary, H3 is good to go outdoors with periodic wetting and H4 is good to live in the ground in constant contact with wet soil. This is all according to www.sawpa.co.za. So if you are using H3 CCA Treated make sure there is sufficient space below to ensure the wood doesn’t touch the soil. If you are using H4 then it is ok to bury the timber in the ground.

Having said that the more space below the deck the better to allow air movement and keep as much moisture away from the balau deck boards which are not treated. Although balau is a very hardy wood and can withstand a certain amount of wetting, the more moisture around, the quicker the wood will deteriorate.

People often ask me about treating the pine before it goes in the ground or before we install deck boards above. There is no need. The pine is all pressure treated to the correct Hazard Classification and therefore no more treatment or sealing is necessary. In fact there is argument that coating it with, for instance bituseal, will in fact allow water in but won’t allow it out. Water will find a way in. A small stone scratching the bituseal off during installation, or a bump here and there, will allow water in and it won’t easily find its way out. Leaving it so the water can flow in and out quickly will result in a drier piece of timber for longer. There’s no need to do anything to your CCA treated timber.

Balau deck boards are then installed on the surface simply because balau is more stable and won’t crack, twist or warp as easily as pine. The cost difference between pine deck boards and balau deck boards is minimal, if anything. If you use pine deck boards you will use twice as much wood and although pine is relatively inexpensive, for deck boards you will need to use S7 (semi clears). The cost of semi clears negates any saving between pine and balau. Stick with balau as a deck board. It’s very stable. As a substructure, it is not cost-effective to use balau and S5 (industrial grade) pine can be used there at a much lower cost that both balau and semi clear pine.

This deck was left to grey naturally by leaving it as is. No oil, no sealer, nothing. Just leave it and periodically pressure wash it to remove any grime or dirt. If you choose to oil your deck then use an oil. Don’t use a product that will dry on the surface. If it dries it will peel and flake.

Indoor Wooden Balau Pool Deck Built in Estcourt

Here’s an indoor wooden balau pool deck we built in Estcourt KZN recently.  The client had been doing some renovations on his house and had enclosed the pool with brick walls and windows resulting in an indoor pool.  He wanted a wooden deck around it to finish it off nicely.

Careful consideration was needed to ensure that any water from the pool could quickly drain away so as not to remain wet beneath the deck boards for too long.  Of course with an outdoor deck any rain water or pool water evaporates quite quickly and isn’t of that much concern.  Being indoors however this water can get trapped below the deck for some time resulting in premature failure of the timber.  Although the timber is H3 CCA treated, and as such can live outdoors with periodic wetting, it cannot remain wet constantly.  H4 CCA Treated timber is more suitable for damp conditions such as constant contact with wet soil.  But a fair amount of water on an ongoing basis is not a good idea.

In this instance the builder had done a great job in creating a small fall on all four sides of the pool so that any water dripping or splashing on the deck would fall back into the pool rather than sit below the deck.

The job was relatively easy as there was very little difference in distance between the walls and the sides of the pool.  If the wall is not parallel to the pool then it will result in a wedged shaped deck board either up against the wall or the pool.  To counter this one must “fan” the deck boards by making the gaps on one side 1mm smaller than the gaps on the other side effectively gaining 1mm per deck board.  After 20 deck boards you will gain 20mm to make up any difference.

In fibre glass pools one might also find that the edges of the pool are not straight.  Run a fish line along it to see if it bulges in or out and find the straightest side to start your decking.  If it does bulge then you will need to overlap your deck board on the pool side slightly to cover that and keep the deck boards straight.

A simple single deck board as a fascia board on the inside of the pool finished it off nicely.  It was oiled with a deck oil and this deck will require very little maintenance or re-oiling as it is indoors and won’t get any sun.
